Renovating your property could significantly affect your bank account. Whether you want to make some updates to your home to make it more family-friendly or fix up and modernize it to sell, it will certainly take time and money.

Yeah!!! … Selling your home in today’s market can be challenging. If your house needs improvements and/or repairs it may be more difficult to sell it. Most buyers want a home that requires few, if any, repairs and/or improvements. A few small changes to your home can make it more welcoming and may even increase its market value.

If you don’t have the money to do a complete remodel, don’t worry, there are countless home changes that can be done on a small budget… and let’s face it, who doesn’t want to save some money?

Think small small: Small changes can make a big difference:

  1. Swap out your outdated cabinet knobs for something a little more modern.
  2. Replace the curtains or duvets in the bedroom, change the curtain and bath towels.
  3. Add curtains and kitchen towels to match the kitchen, and change the tablecloth.
  4. Keep your home clean and organized. Consider the possibility of having your house cleaned by a cleaning professional, at least once every 15 days. No one wants to walk into a dirty, messy house!

Outdoors: Make a good first impression:

  1. Get hardy, colorful plants and place them in pots in front of your driveway.
  2. Keep the lawn mowed and fertilized. If you’re not home often, consider having your lawn maintained by a neighbor or even hiring a professional gardener.
  3. If you do not plan to sell for a while, plant green plants, in time they will grow and give shade, perhaps fruit and beauty to your garden or patio; perennial flowers (appearing each year) or shrubs that are natural to your area and easy to maintain can be an excellent choice.

Big impact, low cost: Inexpensive ways to transform a space:

  1. Paint! Painting is one of the easiest and cheapest ways to transform a dreary space into a happy and elegant one.
  2. Floors may seem like a huge undertaking, but a properly laid new carpet will look nice and nice; new bathroom rugs or a little floor polish can make old floors shine.
  3. Bathroom remodels can be expensive, but small changes like adding a new light fixture or adding an accent mirror can make the space look great.

NOTE: As an owner it is important that you keep in mind that in the North American real estate market you can add greater value to your property, through small modifications, repairs and cleaning. What is very unlikely in this market of supply and demand, is to recover the investment in expensive remodeling.

Not knowing the market value and trying to increase the sale price based on the costs of a remodeling is not a good strategy.
